Victoria BC Real Estate Market Update – July 2026

Looking for a trusted Victoria BC real estate agent who actually breaks down the numbers? Here's your July 2026 Victoria BC housing market update, covering single family homes, condos, townhouses, and waterfront properties across Greater Victoria.

Victoria BC Single Family Home Market – July 2026

Single family homes remained the busiest segment for Victoria BC realtors this July, with 252 sales at an average price of $1,232,550 — a slight dip from July 2025's $1,266,688. Homes took a little longer to find buyers this year, averaging 44 days on market versus 38 last year, while active listings eased from 490 to 471.

Victoria BC Condo and Apartment Market – July 2026

Condos and apartments saw fewer sales, down to 209 units from 225 a year earlier. Even so, average prices climbed to $610,731 from $591,663, and listings dropped from 391 to 362, pointing to tighter condo inventory in Victoria this summer.

Victoria BC Townhouse Market – July 2026

Row and townhouse sales cooled more noticeably, falling from 97 units to 82. Average prices still rose to $872,098 from $838,147, though it took longer to sell at 56 days versus 38 days the year before.

Victoria BC Waterfront Real Estate – July 2026

The waterfront market bucked the broader slowdown entirely. Sales rose from 17 to 22 units, average prices jumped to $2,325,911 from $2,005,603, and homes sold much faster — in just 64 days compared to 83 the previous July — even with fewer listings available.

Is now a good time to buy or sell in Victoria BC?

Overall, July 2026 favoured sellers with well-priced homes in high-demand categories like waterfront and single family, while buyers found a little more breathing room in the condo and townhouse markets. Whether you're buying your first home, upsizing, or selling a waterfront property, local pricing and days-on-market trends make a big difference to your strategy.
