VREB Chair Fergus Kyne summed it up: "September closed with inventory levels outpacing sales to a degree we haven't seen in many years."

After a strong summer, September looked very different. August brought 591 sales across Greater Victoria. September brought 463. Some of that is the normal fall slowdown, but sales also came in well below September 2025, so this is more than just the calendar.One month does not make a trend. I'll be watching October closely before drawing big conclusions, but the shift is real enough that both buyers and sellers should be adjusting their strategy now.

Single family homes saw the steepest drop of any segment. 239 houses sold in September, down 17.3% from a year ago. Detached buyers are taking their time, comparing carefully and negotiating harder.The Victoria Core single family benchmark came in at $1,280,100. That's down about 2% from both August ($1,301,800) and September 2025 ($1,306,500). A softening, not a slide.
For sellers: price for today's market, not last spring's. Overpriced homes are going to sit longer this fall, and the longer a home sits, the harder it is to get top dollar.

Condos were the most resilient segment this month. 137 units sold, down 11% from last September, a smaller drop than single family homes. The Victoria Core condo benchmark sits at $547,800, still up about 1% year over year even after a small dip from August's $553,600.

Greater Victoria ended September with 3,811 active listings, up 4.1% from August and 3.2% from a year ago. With 463 sales against that many listings, buyers have more choice than they've had in over a decade.Inventory usually drops heading into winter. If you're a qualified buyer, this fall may be your widest selection for months.

Despite the drop in sales, prices did not move sharply in either direction. Single family benchmarks softened about 2% year over year while condos edged up about 1%. Benchmarks are averages, though. What your home is worth, or what you should offer, depends on your neighbourhood, your street and your property type.
If you're buying, this is the first buyer's market Victoria has seen since early 2015. That means more choice, more room to negotiate and less competition. Get pre-approved so you can act while selection is strong.
